As the weather changes and we enter into the Fall real estate market in the Greater Vancouver area, attention to detail in staging your property for sale becomes increasingly important. Effective staging gives potential buyers the opportunity to experience the home in a way that makes them feel like they can move right in, and seasonality is a big part of that experience.

 

Follow along for four quick tips to help buyers see your home in its best light in the colder months.

 

Interior

Start Fresh

In any season, a clean, clutter free space provides the perfect backdrop for staging and is the first step in preparing your property for sale at top dollar. Deep clean and declutter surfaces (and get a head start on packing!) by stowing personal photos and collectibles, as well as jewellery and valuables.

Set the Stage

Set up each room as you would like prospective buyers to envision themselves living in it. Make the beds in the bedrooms, adding some texture with throw pillows or blankets to create an air of coziness to juxtapose the chillier conditions outside.  In the kitchen, use a diffuser with a subtle seasonal scent (cinnamon and pumpkin are popular for Fall) and set the dining room table with neutral place settings and a seasonal centrepiece of clipped cotton or sprigs of autumn greens. Give bathrooms the luxury treatment with fresh, fluffy towels, seasonal soaps and warm subtle lighting.

 

 

Exterior

Create an Entrance Experience

Outside, boost curb appeal by cleaning and brightening the entrance to your home – power wash exterior siding and make sure exterior light fixtures are clean and in working order. Add a simple, sisal or rattan welcome mat and create symmetry by flanking the front entrance door with inviting potted winter foliage.  Leave exterior lights on when showings are scheduled to create an inviting atmosphere before buyers enter the home.  

Don’t Forget Outdoor Living Space

In an outdoor living room or covered patio, hang a soft blanket over the back of a chair, add seasonal foliage, an outdoor rug and a heat lamp or outdoor fire bowl. Keep outdoor features adequately lit and ensure that walkways are clean and clear.

 

 

Purchasing a home can be an emotional experience. To give potential buyers that warm welcoming feeling when they enter your home, pay close attention to the small details like lighting, temperature and smell, these things can often be overlooked but go a long way towards creating that emotional connection.
