#1 Tip NO one talks about

Selling and buying a home can be downright scary specifically in today’s real estate market. If you want to succeed you need a plan.

99% of people start their search online to see ‘what’s out there’ normally better hence the reason for moving because outgrown the current space, different school catchment, job relocation or less driving etc. Stats shows two months before deciding to move buyers normally attend open house (wherever possible) and then decide to contact an agent to discuss options of selling and buying

So, what if you go against the grain and do not follow what everyone is doing?

Don’t limit yourself to popular times

Spring is the traditional start of house-hunting season, but as a buyer, you’ll find deals if you purchase during the colder months. A home listed in the fall often means the seller has to move, rather than just wants to move. Sellers tend to be more motivated in August, November or December. There are various reasons why people move and finding the right home and motivated seller is like finding a nail in the hay-sack that why you need to have patience and follow a plan as this is one the biggest financial decisions and, if you are like most people only move 2-3 times in a lifetime so, make it count.

Each decision will depend on so many variables and personal circumstances. Could you buy a home without selling first? Could buy and hold second property with bridge financing till sells? Are you moving to different market where is buyer’s market and could have subject to sale? Is the property moving into being built?

There are various reasons why people move and finding the right home and motivated seller is like finding a nail in the hay-sack. So, do not put yourself in situation where buy a home based on impulse or because everyone is buying. Sellers and buyers are motivated sometimes by fear of inflated stock market October-November-February and seasonality: I want to be in the new home by Christmas or beginning of school year.

If you want to succeed, you need a trusted advisor with proven track record and plan so that you feel confident that you are in trusted hands to meet your objective.
